Please note that 2, 3 and 4 night breaks are available in Econ, Mid and High seasons.
Peak season and Christmas week are only available as a full week booking.

The price of the accommodation includes the following:

  • Electricity
  • Duvets
  • Linen and towels
  • Hot water
  • Supply of logs
  • Oil fired central heating
  • Cot, high chair and stair gates

Pets

Well behaved pets are permitted by prior arrangement at the cost of £15 per pet/week.

Cancellation and Insurance

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £50 administration fee. Please note that your deposit is not refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Arrival and Key Collection

Your accommodation will be available to you from 3.00 pm on the day of arrival, unless otherwise arranged. Please try not to arrive earlier – we will still be busy preparing your accommodation, and won’t be available to welcome you.

Departure

Please be ready to leave the accommodation by 10.00 am on the day of departure, unless otherwise arranged. Please try to leave the accommodation as clean as possible.

Damages and Breakages

Please take care with our properties. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £50 if you did not report this.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Deposit and Balance Due

A deposit of 25% of the booking price is required to secure your booking. The balance is due 6 weeks prior to your arrival. If the booking is received 6 weeks or less prior to the commencement of the booking the amount is due in full.

Smoking

Please note smoking is not permitted at Riverside House.

Additional Information

Riverside House sleeps 9 + 4 in four bedrooms (3 doubles and one triple), with additional sofa bed in lounge (sleeps up to 2), single chair bed (suitable for child) in master bedroom and cot and z-bed (suitable for adult or child). There are two bathrooms, ensuite with shower and family bathroom with separate shower and bath.

Car parking in double garage and off-street drive for up to four cars.

Local shops in Tideswell include co-op, café, butcher, greengrocer and deli.

Local bus routes run from Tideswell.

There is no mobile phone reception at Litton Mill.
We supply a telephone for guest use to make local and emergency calls.

New developments at Riverside House

FREE INTERNET ACCESS NOW AVAILABLE AT RIVERSIDE HOUSE!

NEW SHOWER IN DOWNSTAIRS CLOAKROOM! We have had a new shower with cubicle fitted in the downstairs cloakroom.  There is a slight step into the shower, but it will be a welcome addition for mobility impaired guests and for guests using the downstairs bedroom.
