Christmas and New Year Week
Please note that 2, 3 and 4 night breaks are available in Econ, Mid and High seasons.
Peak season and Christmas week are only available as a full week booking.

The price of the accommodation includes the following:
- Duvets and pillows
- Linen and towels
- Hot water
- Unlimited free supply of logs
- Oil fired central heating
- Cot, high chair and stair gates
- We provide an initial supply of toilet roll (one or two rolls per bathroom) plus a few dishwasher tablets, washing tablets, bin bags and washing up liquid - enough for a couple of days.
Well behaved pets are permitted by prior arrangement at the cost of £15 per pet/week.
Pets are only allowed in the downstairs areas of the house and not on furniture.
Pets are not to be left unattended at any time either in the house or garden.
Please clear up after your pets. A dog chemical waste bin is provided in the 'wild garden' area. Please use this at all times.
Cancellation and Insurance
Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £50 administration fee. Please note that your deposit is not refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker or try www.guestfirst.co.uk.
If you are concerned about possible abandonment of your holiday due to bad weather or family bereavement etc please make sure you buy appropriate insurance. This is available at low cost from www.essentialtravel.co.uk. If you choose not to take out this insurance, please note we cannot be responsible for your inability to travel for any reason and we will not be able to offer a refund.
Non-availability of Accommodation
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
Arrival and Key Collection
Your accommodation will be available to you from 3.00 pm on the day of arrival, unless otherwise arranged. Please try not to arrive earlier – we will still be busy preparing your accommodation, and won’t be available to welcome you.

Please be ready to leave the accommodation by 10.00 am on the day of departure, unless otherwise arranged. Please try to leave the accommodation as clean as possible.
Damages and Breakages
Please take care with our properties. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £50 if you did not report this. All group bookings will be charged a returnable £150 breakages deposit. This will be returned once the house has been checked and cleaned after departure. All deposits will be cashed at the time of receipt and will be returned to the person making the booking and will be paid by cheque.
Noise and disturbance to neighbours at Litton Mill: Riverside House is in a small hamlet. Although it is a detached house we do have neighbours opposite us. We request that noise is kept to a minimum in the evenings and that doors and windows are closed to reduce disturbance. Please do not party in the garden areas or games room late in the evening and ensure that all guests and pets are inside the house. Please do not leave dogs or pets unattended either in the house or in the grounds at any time.
Under no circumstances are chinese lanterns or fireworks allowed to be released at the property - these are flamable and pose a danger to neighbouring properties. We do not permit the use of candles at the property either indoors or out - this is for safety reasons.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Deposit and Balance Due
A deposit of 25% of the booking price is required to secure your booking. The balance is due 6 weeks prior to your arrival. If the booking is received 6 weeks or less prior to the commencement of the booking the amount is due in full.
Any data collected during the course of this booking may be kept on computer.

Please note smoking is not permitted at Riverside House.
Riverside House sleeps 9 + in four bedrooms (3 doubles and one triple), with additional sofa bed in lounge (sleeps up to 2), single chair bed (suitable for child) in master bedroom and cot and z-bed (suitable for child). There are three bathrooms, ensuite with shower and family bathroom with separate shower and bath plus downstairs shower room with shower cubicle, wc and sink.
Car parking in double garage and off-street drive for up to four cars. Please do not park outside the property drive gates or garage gates with your vehicles 'end on' to Riverside House. This will potentially block access for rubbish collection vehicles, local school bus and emergency vehicles. There is no public car parking at Litton Mill.
There is no mobile phone reception at Litton Mill or at Riverside House but it is possible to connect via the Three in Touch app or the Talk2Go app whenever you are on wi-fi and there is no signal. These apps are free and can be downloaded for android and Apple phones for Three and Talk Talk customers.
