Introduction

  • Riverside House is a detached self catering holiday cottage - the original part of the house is around 200 years old and the extension is five years old.  It is located in a peaceful countryside setting, with some level walks from the doors of the house in Litton Mill in the beautiful Millers Dale. Guests with limited mobility, however, should note that the walk along the river Wye would be unsuitable due to narrowing of path and risk of flooding in parts. There are also a number of steep walks from the property, which would be unsuitable for those with limited mobility.
  • This Peak District holiday cottage has been restored and modernised to a high standard, with sleeping accommodation in four bedrooms for up to 9 adults (plus sofa bed, child on z-bed, young child on single chair bed and baby in cot). The holiday cottage is spacious and there is plenty of room around the furniture in the kitchen, dining room, hall and lounge. The downstairs bedroom is situated of the lounge, and there is a downstairs shower, toilet and wash basin. The property has ample level parking via secure driveway gates and also a separate detached garaged with slight tarmac ramp up into the garage. There is one step from the dining room into the dining area. There is a flat lawned area, which is secured with wrought iron fencing and a lockable gate. However, the wild riverbank area is not suitable for people with limited mobility due to the uneven surface and being close to the river. All children and pets must be supervised at all times in this area.

Pre-Arrival

  • We are located at the end of the lane leading into Litton Mill. The holiday cottage is the first house on the right hand side. The location is peaceful, but there are cottages and a house opposite with further apartments making up some of the residences of Litton Mill. The location is not suitable for those travelling without a car.
  • Nearest shops are approximately 2 miles away in Tideswell.

  • Nearest train station: Buxton (5/6 miles by car)
  • Local bus routes run from Tideswell, with some stopping at Millers Dale. Current bus timetables available in the property. Bus no 65 connects to Sheffield Meadowhall shopping centre, bus no 66 to Chesterfield or Buxton, bus no 173 via Litton to Bakewell.
  • Distance to Tidsewell by car approx 5 mins, walking 30 mins to 1 hour (depending on fitness) - note this is un uphill walk into Tideswell.
  • Taxi firms available in Buxton - there are details in the holiday information pack.
  • The house is only suitable for those guests with mobility impairment/visual/hearing impairment who are accompanied (to ensure safety of the guest)
  • We can accommodate well behaved pets in the downstairs areas of the house
  • Our information sheet is available in large print. We regret we do not have facilities to prepare documents in Braille.

Arrival & Car Parking Facilities

  • Please advise Caren Woorwood (see above) for arrival arrangements, including key handover and times of arrival and departure.
  • To ensure your accommodation is ready we ask that guests do not normally arrive before 3.00 pm. Early arrival may, however, be possible by arrangement.
  • Parking on secure level drive (gravel drive) for two cars and in detached garage for two cars. Luggage can be unloaded here.
  • Parking access to drive via secure gates
  • Flat access to rear of the holiday cottage (kitchen door) from drive on gravel drive
  • Outside lighting
  • There is one step down from garage to drive area at rear of house
  • Flat access to main entrance door (on side of house via footpath) - this is not suitable for wheelchairs or mobility impaired guests

Main Entrance & Reception

Top

  • Main front door is to side of house via public footpath but this is not suitable for arrival and unloading
  • Usual entrance (if driving) is via kitchen door at rear. Parked cars on drive lead directly to this entrance
  • Flat entrances into holiday cottage (but note there is a step up from the dining room into the hall area 
  • From the main entrance door to the side of the property there is a step down to the dining area 
  • Good lighting throughout the holiday cottage and external lighting provided.
  • Single entrance doors (wide) both at kitchen entrance and main door entrance

Public Areas - General (Internal)

Top

  • Two floors, second floor accessible via staircase with banisters.
  • Flooring on ground floor is tiled throughout, except lounge and downstairs bedroom, which is oak flooring. Rugs in hall, dining area and lounge.
  • Second floor is carpeted throughout.
  • Public telephone box located just outside the property.
  • Telephone available in the house (for emergency and local calls only).
  • Downstairs cloakroom available with shower and wash basin
  • Please note there is a step between the dining area and hall  
  • The house has adjustable oil fired central heating with a main thermostat to control temperatures. There is a log burning stove available to use for guests with a free supply of logs. Hot water is constantly available.
  • Three bedrooms are upstairs, one with ensuite and one family bathroom. One further bedroom is located downstairs off the main lounge. The ensuite bedroom has an additional single chair bed (suitable for young child). A third bedroom has three single beds with an additional cot (moveable). The second bedroom is a double. There is an additional z-bed suitable for a child (it can be moved as required).
  • There is a separate dining area as well as ample dining space in the kitchen
  • The lounge is very spacious and easily accommodates three sofas (one of which converts into a sofa bed) and one single chair. The lounge has additional side lighting (lamps), bookshelves, TV surround system with remote control. Ample side tables and coffee table.
  • The hall area is also spacious with an additional sofa, book shelves, ample coat and shoe storage and with flat access to the downstairs cloakroom/shower room and utility room .

Public Areas - WC

Top

  • Downstairs bathroom with shower cubicle, WC and sink. Flat access from hall. Tiled flooring and single door access to cloakroom.
  • Ample coat hooks in hall and ample shoe/boot storage in hall.

Laundry

Top

  • Utility room via hall with washing machine, condenser dryer and overhead clothes airer. Additional sink. An iron and ironing board are available.

Bedrooms

Top

  • One downstairs bedroom accessed via the lounge. Oak flooring. Double sofa bed. TV in bedroom (with remote control), wall mirror and single wardrobe. Additional seating in gently rocking chairs (not suitable for those who are mobility impaired) and chairs can be moved
  • Three second floor bedrooms one double with ensuite shower and toilet, one double and one triple room with three single beds.
  • The upstairs bedrooms are carpeted throughout.
  • We also provide a hair dryer. All bedrooms have mirrors (including downstairs)
  • Our beds are provided with synthetic duvets and pillows. Additional duvets are pillows are available for all rooms. The duvets come in different tog ratings for summer and winter use
  • There is a wardrobe in all bedrooms. Two of the bedrooms have additional chests of drawers. Additional seating is available in the main bedroom. The downstairs bedroom has its own TV and video and additional seating (see above).
  • Two bedrooms have double beds, one has three single beds and the downstairs bedroom is a double (is larger than standard double size)
  • We have provided firm mattresses for all the upstairs beds. The sofa bed in the fourth bedroom has a good quality mattress.  A further single chair bed is provided in the ensuite bedroom, only suitable for a young child. A z-bed is provided suitable for a child.
  • All bedrooms have bedside lamps.

 

Bathroom, Shower-room & WC

Top

  • Ensuite bathroom with shower, sink and WC. Laminate flooring. Shower openings are wide and with only a small step into them.
  • Main bathroom with shower, bath, WC and sink. Laminate flooring.
  • Both bathrooms have velux blinds for privacy and lockable doors.

Self-Catering Kitchen

Top

  • Kitchen at side of property by drive, kitchen door to rear accessible via drive.
  • Butler sink with turn on and off taps.
  • Elm work surface throughout.
  • Double oven electric range oven.
  • Tiled floor surface - non-slip.
  • Spotlights for lighting and lights under extractor above range oven.
  • Two fridges and one freezer - incorporated into kitchen units.
  • Dishwasher
  • Cookware stored in lower kitchen units. Some glasses stored in kitchen units above work surfaces.
  • We have supplied all the appliances and crockery necessary for your stay with toaster, microwave, kettle, ample plates, cutlery, glasses etc.
  • Extractor above oven and additional extractor fan in kitchen.

Fire and safety information

Top

  • Fire alarms in Kitchen, lounge, hall, dining room and upstairs landing
  • Fire blanket supplied in kitchen
  • Fire extinguisher supplied in kitchen
  • Lighting by spot lights in kitchen, dining room area and hall. External lighting outside of kitchen door, garage exit door and by main entrance door.
  • Printed information available within house.
  • Oil fired central heating controlled by thermostat.
  • Log burning stove in lounge with fire guard (can be fixed in place).
  • All room sizes are spacious with plenty of space to move around furniture.
  • We do not permit smoking anywhere in the house.
  • The house can be evacuated from any of the downstairs doors - kitchen, dining room, hall and lounge. Please use the nearest, safest exit and move away to a safe area (avoid the riverbank if possible) ideally to the front of the house on the road in Litton Mill.
  • There is no mobile phone reception in the house or in Litton Mill. We do, however supply a telephone which can be used for local and emergency calls.

Grounds and Gardens

Top

  • Lawned area with secure wrought iron fencing (lock on gate).
  • Gravel drive leading onto lawned area.
  • Patio area with outdoor furniture and BBQ (please take care when using the BBQ and do not leave unattended).
  • Easy access to log store outside lounge doors.
  • Outside the fenced area is a wild river bank area. Guests with children and dogs should always supervise their use in this area. This area is not suitable for guests with mobility/visual disability.
  • The room above the garage is a games room. The stairs leading up to this room are steep and unsuitable for guests with mobility/visual disability. Young children should also be supervised at all times. We have provided a lockable gate to restrict usage to this area if required and the stairs have wrought iron railings along the edge for safety. Table tennis is available in the downstairs area of the garage. This is only available when cars are not parked in the garage. The table tennis table is heavy and should be moved with care. Children should always be supervised when using the table tennis table. This area is not suitable for mobility/visually impaired guests when the table tennis table is in use.
  • 'Wild' garden area is not suitable for visually impaired or mobility impaired guests/visitors. This area is not flat and does not have an even surface.
  • The property is located on the River Wye (Mill Race) and guests should take care at all times.
